Our firm offers a wide scope of services, more so specialized and not limited to; rental management and sales of up market residential properties, land and a variety of commercial properties in Nairobi and its envi- rons. Our experience and diverse knowledge in the property market in Kenya gives us a cut above the rest. We will act on your behalf to preserve the value of the property while generating income. We understand that the task of management and agency can be tedious and time consuming to the owners or prospective tenants amd thats why we offer the following services to make it easier.

Our Services

Glensam Real Estate delivers professional, personalized, and transparent property management, sales, and letting services that maximize value, ensure peace of mind, and preserve property integrity for clients across Nairobi and beyond.

Site Handover

Ensure a successful handover from the developer: this shall be achieved by availing ourselves on time and taking up instructions accordingly during the transition period, Co-ordinate with the Developer in ensuring delivery of full audit of any outstanding items within a reasonable timeframe.

Provision of site / Resident manager

Glensam Company Ltd shall also provide six managers on site who will among other duties, supervise the service providers by checking on the vigilance of the security, Cleanliness, gardening, garbage collection & checking on the utilily bills.

Service Charge

Service Charge Administration It will be our responsibility to collect all due payments & submit quarterly statements Immediately preceding month by the 10th of the succeeding month to the chairman. Defaulting in service charge payment constitutes a fundamental breach of contract.

Lease Preparation

With new and continuing tenants with a view to ensure that the landlord earns the best rent possible without having to any undue compromises. For continuing tenants the rent should be reviewed to match market ratas when need arises

Payment of bills & Levies

It will be our responsibility to ensure that prompt payment of utility accounts for water and electricity is made. We will also remind the landlord! Chairman to settle city council rate, land rent with the respective authorities

Repairs & Maintenance

We will negotiate and supervise/manage all works, improvement, repairs, fixtures with reputable service compeletion in all common areas, gardening swimming pool maintenance and any other duty as per the agreement

Security Ser- vices

Supervision of secunty contracts to ensure vigilance and delivery of quality service . Security service providers shall be tested by doing random checks and report any incidences to their supervisors.

Cleaning Services & Supervision

Cleaning Services and Supervision and ensuring thorough cleaning services for common areas.

Maintaining Tenant & public relations

This includes receiving and addressing complaints from the tenants.

Insuarance

We will advise on the gross replacement cost of the block of apartments for insurance purpose and ensure appropriate cover is taken for easier management of risks.

Repairs & Maintenance

These are statements that are done on top of the market accounting package and are easily understandable. They entail the income and any expenditure from the service charge is recorded in such a statement.

Tenancy handing over

When a tenant movers out, we are responsible for inspecting the unit, checking for damages and determining what portions of the security deposit will be refunded to the tenant.

Payment of bills & Levies

Glensam Company Ltd shall make sure bags are delivered and garbage is collected on time and that garbage collection point is kept clean.

Marketing

It is our responsibility to provide tenants when the house is vacant, and provide a buyer when needed

Common are Electricity and water bill

Glensam Company Ltd shall be vigilant of community bills, water and electricity by checking on their usage and the right readings at the time of billing

Tenants Screening

Ensuring we sort through the prospective tenants applications to find the tenant that is best fit for your property

Administration

We ensure that clients get quality from service from the audited service providers, record keeping of all the leases, rent receipts, maintenance and repair cost.

Director

Pascal is responsible for the financial elements of the company. He ensures that the Company’s investments are performing at optimal levels. He has a Bachelor’s degree in BCOM Accounting option and is a CPA finalist.

Director Operations & Marketing

Isaac is responsible for operations, marketing and agency department, he worked in Prism Consultancy firm in charge of asset management for over five years, besides he also worked for Muhado (NGO) as a marketing Manager.

Property manager

Has Bachelors Degree in Real Estate and oversees property operations, tenant relations, maintenance, rent collection, and inspections, ensuring optimal occupancy, asset value, and client satisfaction.
